The plumber is coming back tomorrow so I'll have him check all the joints and recommend a solution for the exposed pipes. Thanks

Man that sucks Jimbo.  I know what it is like dealing with water issues.  We had to change 240 valves (that connect to the shower mixing valve)  this summer at the hotel.  What a pain.

That really sucks Jimmie. Especially after just painting etc. I believe your insurance should cover all the repairs though.  (less deductible).

Jimmy, you need to install heat trace cable on those pipes. They sell the simple kits in the home depot, but if you have a long run of pipe those will not work as well. You may need to have a more professional heat trace cable installed.

This type of heat trace is much better grade then the kits, it will also cost a bit of money. However in the long run it will last for years and eliminate the problem of frozen pipes for good. You might need to have an electrician install it for you, it requires some wiring work, but it is not terribly difficult. 




You will want to use a temperature sensing switch to control the heat trace cable. There is no sense in running it when the weather is not freezing. This will work well for that.

Thanks Fish, I'll talk to the plumber about it tomorrow. I won't close anything up until I'm comfortable the problem is fixed.

Damn Bro', plumbing problems really suck.

Having a plumber that shows up like that on a weekend rocks, though.

Sheetrock, mud, paint... having a house it never ends.

Good luck on getting this together and your house back in order.

 

Big +1 on the line heater things. My grandmother had a pier and beam house and had troubles with her pipes freezing (even in Houston) under the house. A little time with me in the mud and a little temp switch later, it never was a problem again.

At least once everything is back together you can sit back with a drink and Mumcero and feel pride in another job well done. [thumbsup]

Damn Mumsie....that sucks to hear for sure!!! I wish you the best brother....

I had a similar story 3+ plus years ago when I bought my house. We purchased in the spring and did major renovations. Several months after moving in....I went down in my basement, which is finished and noticed the brand new carpet was wet on one side of the room. We did not furnish yet.....but did everything else. So I was puzzled and pissed and did not know where this water came from....I looked up and it was dripping from the damn ceiling!! Directly above that area of the basement is my den.....so I run upstairs and sure enough....there was water coming from under the baseboard and it was getting into my wood floors which were just done. This was a slowwwww leak....so it must have been happening over at least 2-3 days.

I shut the main and grabbed some towels....I contacted my plumber. It was Sunday! and he came over. We opened the wall and found that the damn friggin water pipe for the heat radiators was punctured 3 times with the nail gun from my new baseboard installation!! The pipes should not have been so close....they are usually set back..so it wasnt my carpenter's fault....who knew. And the reason it was NEVER known for several months is because we never ran the heat until the winter!!! So once the heat kicked on, the water is called thru and there you go. Luckily ALL was covered by my insurance and they sent a crew to dehumidify and dry the basement, test for mold and pay for my wall, ceiling and floor repairs......but the what a headache!
